It can be a number of things. Your machine has more clockspeed, but slower and less memory for example.
You also have a different version of drivers for your GPU and from experience I have seen a 20+ points drop with some drivers.
I don't see anything mentioned about storage on the test of you colleagues PC, you have a M.2 SSD, what does he have?
What was running other then Revit on both machines?

    @thebronzecat

Revit vastly favors clock speed but RAM speed actually makes a difference too. It is less significant with RAM but when I tested 2400mhz to 3800mhz it was about a 3-4 second reduction in time. That was back on Revit 2018 or 2019. For example, I ran a 73 second RFO benchmark on an i5 7600k at 5.2ghz which shows it is not about cores but clock speed. RAM was also 3800mhz or 3600mhz during that test. Would need to dig it up.

I favor the Intel K model CPU for their better clock speeds even if you do not overclock them. If you can get the 9900k but the 9700k is also a great CPU. Pair that with 3200mhz RAM and things should do well. Stock 9900k are about the 90-95 second range so a stock 9700k could be in the 92-97 second range. With slight overclocking you can easily get into the mid to low 80 second range.

Good luck deciding on your next system.

Sweet! Mind if I ask you a few questions about your build?
What was your previous pc like and how does this one compare?
Would you mind sharing the full specifications (mobo, psu, case, brand of ram and gpu, cpu cooler) ?
How much did it all cost?

We will be upgrading in the near future (7 pc's) and I'm looking for a nice balanced spec machine. (not with 2080ti's lol, 2060s or 2070 will do)

    Thanks!

Got it from a local supplier (mm-vision) for about 3,700 USD (Incl. 25% VAT)

    • Asus TUF Z390 Plus Motherboard
    • Intel« Core™ i9-9900K (Up to 5.0GHz, 16MB cache) 8-core HT
    • Asus RTX 2080Ti 11GB ROG Strix GPU
    • Corsair 64GB DDR4-3000 Vengeance XMP RAM
    • Samsung 970EVO 1000GB NVMe SSD Solid State

The 2080Ti is mostly for Lumion3D, and it┤s screaming fast compared to my old rig.
