looking for a window family with division

i'm looking for a certain window family on revit which has a fixed glass division on the bottom (pic1), while the upper glass can be opened in two modes like pic2

There are Window Libraries available for purchase that do that, absolutely. Free? Not so sure. But im betting the Residential Window Makers might have something.

It also could be built using out of the box window families with some basic nesting

Our Library is a series of windows, all with Shared Nested Components, that can be positioned and swapped out through the parameters. All four of these shown are the same Window (Generic Model) Component, just with the parameters set differently.
