What's the best way to model a one off fire place? I'm thinking in place family. This house will have several, and they are all different.

Yup. In Place is a horrible idea to be honest. You will do the exact same thing when using a loadable family, but you'll never be able to find it in a year or two when you need it again.
Not all library components need to be fully parametric sizzling families you know. You could settle for a non-parametric geometry as you need it and maybe upgrade this the next time you need it.Martijn de Riet
