One Revit Model - Two Separate Construction Projects/Contractors

I have a higher education client that for budget reason has two renovation projects in the same building. The projects will be conducted at the same time but may have two different sets of contractors. Some aspects of one project "touch" the other project. The projects will have separate sets of construction documents. To aid us in coordinating and the contractors in pricing the project as to what scope belongs to each project, We would like to have one model that we can display existing as one color, Project A as a second color and Project B as third color.

It does not appear that Phases will work. Creating and Setting a project parameter may work with filters but seems a lot of work to deal with every element in project. Our solution/approach will be used by Architectural as well as MEP.

Would linked files not work for you? One set of Project A models, another set for Project B, and the existing building as a host model. You could phase any demolitions in the host model.
